Prototeck Engineering Associates was engaged by St. Joseph’s Health Care to address and resolve recurring leaks over the operating areas, which were disrupting operations. The existing 20-year-old, two-ply modified bituminous roofing system had developed several significant deficiencies, leading to intermittent leaks that were causing operational challenges in the operating rooms. 

  • Initially, the plan was to remove and replace the entire roof, with an estimated cost of $2.5 million. However, after conducting a thorough evaluation of the roof, Prototeck determined that a series of targeted repairs could effectively address the issues, significantly reduce costs, and extend the roof’s lifespan by an additional 7 to 10 years. Design documents were prepared, and the project was tendered to pre-qualified contractors. It was awarded to the lowest bidder, and the work was completed at a total cost of $150,000. 

    Prototeck was responsible for preparing all tender documents, conducting a job showing, answering questions, issuing addenda during the bidding, reviewing tenders received and providing a recommendation regarding selection of the most appropriate contractor. CCDC-2 contracts, change orders, site instructions, and payment certificates were prepared during the construction phase. Inspections, final reviews and project administration and coordination were completed during the roofing repairs 

    This project highlights Prototeck’s expertise in coming up with a cost-effective, sensible solution to a complex problem and serving as the Prime Consultant. Since the project was completed over 2 years ago, there have not been any reported leaks.
