Prototeck Engineering Associates Inc. was retained by Middlesex Condominium Corporation (MCC) No. 130 to complete a comprehensive condition assessment and develop a repair strategy for the below-grade parking garage at 549 Ridout Street, London. The project involves a multi-level, cast-in-place reinforced concrete parking structure serving the condominium.

The scope of work included a detailed structural review of the suspended concrete slab system, beams, columns, and walls, with a primary focus on identifying areas of concrete delamination and deterioration at the underside of the suspended slabs. The investigation was undertaken in response to observed concrete distress and concerns related to long-term durability.
Delamination surveys were carried out using a combination of hammer sounding and the Albion Engineering 875-1 Delamination Detection Tool (DDT). All suspect areas were clearly marked and documented on floor plans. The assessment covered all parking levels, including drive lanes, ramps, and individual parking stalls, with access coordinated around parked vehicles where required.
Prototeck prepared detailed repair drawings identifying the extent and location of delaminated concrete requiring rehabilitation. The assessment was completed in multiple stages to allow for access limitations, coordination with property management, and review of historical reports and previous repair records.
As part of the investigation, Prototeck also coordinated a destructive testing program, including concrete coring for compressive strength testing, chloride ion analysis, and air void structure evaluation. The results of this testing were used to assess the durability of the structure, evaluate corrosion risk, and inform the recommended repair and long-term maintenance strategy.
Ongoing coordination was maintained with the condominium board and property management throughout the project. A final condition assessment report, along with repair drawings and recommendations, were issued.
