Originally constructed in the early 1960’s, the office building located at 371 King Street, London, ON, had underwent several upgrades including a significant renovation in 1995, that included interior updates, the installation of a new curtainwall front entrance, upgrades to the mechanical and electrical systems and components and a full window replacement. The building was being utilized by the Salvation Army as their corporate headquarters.

Prototeck Engineering Associates Inc. was retained by CBRE Real Estate Services / St. Leonard’s Community Services to conduct a Property Condition Assessment (PCA) report following the ASTM E2018-15 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.
This report provided a comprehensive evaluation of the building and site’s condition. Systems reviewed included; parking area, parking & staff/entrances & exits, structural systems and components, the building envelope (roof, walls, windows), mechanical systems (plumbing and heating, ventilation, and cooling), as well as electrical systems. Prototeck offered recommendations based on a thorough visual inspection. No destructive testing was included as part of the assessment.
